If you had to guess which of the Maricopa subdivisions had the least expensive homes for sale, which would it be? Would you be surprised to learn on average, the least expensive homes are in a subdivision NORTH of the tracks?
There are definitely some great affordable homes in Maricopa.
Senita and Palo Brea have some of the lease expensive homes currently for sale
The Villages has a great price per sqft for the Amenities in the subdivision.

Holding an open house on a lovely Wednesday afternoon, (sure, I know there won't be many visitors) maybe some nosy neighbors that haven't seen this specific floorplan or they are looking for decorating ideas.
I got a strange hankering to crunch some numbers, specifically for our lovely little piece of Paradise!
Here are the numbers as of 8/24/16. These numbers only focus on the homes in HOA'ed subdivisions, since the non HOA areas are so diverse.
Buying homes in Maricopa is something that needs to be researched. Please don't show up to a gunfight with a knife. What happened in 2006? 2010? 2014? What will happen tomorrow?
The truth is, no one can answer a question about tomorrow, but we can analyze the cycle and let our buyers make an informed decision.
If a Maricopa buyer were to ask me to contrast the market years past and present, I would say 2010-seller’s market, 2012 level or normal market and 2014 Buyer’s market.

I have seen the increase and decrease with my own eyes, just was not sure of the extent of the numbers.
ARMLS (Arizona Regional Multiple Listing Service) which tracks every home listed by agents. Numbers not included would be private sales and for sale by owners.
I have noticed a decrease in my showings even the ones that are priced to sell quickly.

Impact of Government Shutdown on Lending
There are several impacts on lending due to the government shutdown. For the most part, lenders will keep operating with business as usual on Conventional, FHA, and VA loans. The biggest impact is that lenders will be unable to order IRS transcripts during the shutdown.
These IRS transcripts are required on every single FHA/VA/Conventional/Jumbo loan (it "proves" that the borrowers tax returns and w2's are legitimate). Most good lenders (including VIP) order these transcripts at the beginning of loan processing so it should… Read more
