We started looking at some foreclosures. We were avoiding short sales because they came down to find a home, and 4-6 weeks wasn't gonna fly waiting for a response.
The 1st 2 foreclosures were decent. The homes were in pretty good shape, but would still need a bit of work. It seemed like the carpets needed to be replaced and the walls needed a good painting. The homes were priced at $99,000 each.
I would say, at that point they were pretty impressed with the homes and the price. After lunch we took a quick ride over to one of my contacts. WHAT LUCK! A completed spec had just fallen out of escrow the day before.
This home was beautiful, nice patio, kitchen nook, large island and the most important thing to them, no neighbors behind and on 1 side. It was a very private yard.
We did leave there to check out another few specs, but honestly, they didn't compare to the previous one.
Pretty incredible find for a completed home (we got them to throw in a side by side fridge)= Total price under $116,000
Honestly what they gained is a home that they love, full builder warranty, lake community, soccer field and PRIVACY instead of spending $10,000 to re carpet and paint a $99,900 home equaling $109,900+1200 for a fridge!
I just need notice when you may be coming, I will have it all planned out including shaky financing deals that may be falling though. I haven't had anyone serious about buying AZ Real Estate complain about an unproductive trip!
